Pre-Foreclosure

The speed gap. The complaint hits the court docket the day the lender files, and the day it lands in your dashboard. Lists built downstream of the court action arrive weeks or months later.

Divorce

The volume gap. Most divorces never reach the recorder office. Aggregators capture a fraction of what's actually filed. We pull from the court system itself: every petition, every county.

Probate

What investors ask before they subscribe.

How fast do leads show up after a case is filed?

The same day or the next morning. Cases are pulled from the court docket overnight, validated against the tax assessor for ownership, enriched with phone and property data, and shipped to your dashboard within 24 hours of filing.

How is this different from the lead services I've already tried?

Most platforms scrape title and recorder records, which are downstream of the court. By the time something shows up on a recorder list, the case has been on the docket for weeks or months. We pull from the court itself, so you're working the actual filing the same day it's stamped, not a stale list an aggregator's broker pipeline passed along weeks later.

What happens at the end of my 7-day trial?

If you don't subscribe, your access pauses and your trial county returns to availability. If you do subscribe, you keep the county and your monthly price is locked for 12 months from signup. No credit card needed for the trial itself.

Can I cancel any time?

Yes. Subscriptions are monthly. You can cancel or swap counties any time. We don't raise your price during the 12-month lock, and there are no cancellation fees.

What if my county isn't covered yet?

Use the "Don't see your county?" form in the Counties section above. If we already have the right court system mapped for your state, new counties usually go live within weeks. If not, you'll be the first to know when we add it.

Are these leads safe to call under TCPA and DNC rules?

Every phone number is checked against the federal Do Not Call registry. Numbers on the list are flagged DNC so you can apply your own compliance rules. TCPA enforcement is the caller's responsibility, and we make sure you have the information you need to dial responsibly.

Is my county exclusive to me?

Pennsylvania is our one exclusive market, reserved under a dedicated partner arrangement, with a waitlist if a county is taken. Everywhere else, subscriptions are non-exclusive: your edge is being first to call, which comes from getting the filing the same day it's stamped, not from limiting who else can subscribe.

Do you integrate with my CRM?

Yes, 24+ platforms. Direct API connections to Follow Up Boss, HubSpot, kvCORE, GoHighLevel, Sierra Interactive, Pipedrive, Close, monday.com, and Airtable. Do you offer team accounts for brokerages?

Yes. A broker creates the team, subscribes to counties, and invites agents. Each agent gets their own login and sees assigned leads. The broker dashboard tracks performance by agent: leads worked, calls logged, deals closed, and leads going cold. Tracking reflects activity your agents log in Keystone. One bill, full visibility.

What happens if a property in my leads already sold?

We only show a Sold badge when we can prove it: a real sale for real money, from a known source, that closed after the case was filed. No guessing. When a lead is tagged sold, you'll see the sale price, the date, how many days after filing it closed, and the sale type and buyer where we have them, so you know to move on instead of calling a house that's already gone.

How does filtering work on the dashboard?

Filters stack instead of replacing each other. Combine value, equity, case stage, owner type, deed match, and contact info at the same time, so you can narrow straight down to something like high-equity, near-judgment, owner-occupied leads with a phone number on file, in one pass.
