Your County. Your Leads. No Competition.
Foreclosure, divorce, and probate leads, delivered the day they're filed.
One subscriber per county. Every other investor in your market is working a list that's months behind.
Most lead services sell the same data to every investor who pays. Keystone pulls from court records directly and gives each county to one subscriber. You're not racing five other investors to the same phone number.
From courthouse to CRM, in under 24 hours.
Three steps from the filing clerk's stamp to the call you make. No spreadsheets, no skip-trace homework, no waiting on weekly list refreshes.

Reach Sellers First
Most list services update weekly or monthly. You're making contact the same week the case is filed. First call wins.
One Subscriber Per County
Every court filing in your county, delivered the day it's recorded. No one else buying from us is on your call list. Everything else on this platform exists to make that promise work.
Exclusive County Access
When you hold a county, every pre-foreclosure, probate, divorce, tax sale, estate, and litigation filing in it belongs to you alone, not split across multiple subscribers. Your monthly price is locked for 12 months at signup. Subscriptions from $99/mo, priced in three tiers by market size.
A single closed deal typically pays for a year or more of subscription.
Same-Day Delivery
Leads appear in your dashboard the day they're filed. Most list services update weekly or monthly.
Court-Sourced Data
Every lead is pulled from court filings, not scraped title records. You get the case number, filing date, property and owner details, equity estimate, and absentee status. The actual filing, not a flag inferred from it.
Motivation Scoring
Every lead is scored on seven factors: case type, filing stage, equity, owner status, time since filing, docket activity, and prior cases. Rated Urgent, Strong, Active, or Emerging so you prioritize the right calls.
DNC Flagging
Every phone number is checked against the federal Do Not Call registry. Numbers on the list are flagged on the lead before you ever dial, so your team can apply TCPA compliance rules without manual scrubs.
11+ CRM Integrations
Leads go directly to Follow Up Boss, HubSpot, kvCORE, Salesforce, and 7 more platforms. Two-minute setup. New leads show up in your CRM as cases are filed.
Team Accounts
Brokers can invite agents, assign leads by territory, and manage billing from one account. Multi-seat access with shared lead pools and admin controls.
Case Tracking and Alerts
Track every case from filing through judgment. Get alerts when cases advance stages, new docket entries are filed, or hearings are scheduled. Save leads and set follow-up priorities by urgency level.
Monthly Statements
Shortly after each month ends, you get a PDF statement emailed to you. It shows the cases delivered that month, your end-of-month pipeline size, your high-priority lead count, and a breakdown by county. Every statement stays permanently accessible in the Statements tab of your dashboard.
Leads in your pocket the day they're filed
Court records don't wait for your laptop. Push alerts hit your phone the moment a new case enters the docket: divorce petition, foreclosure complaint, probate filing. The first call can happen from a job site, a showing, or the gym.
The full dashboard works on iOS and Android browsers. No app to install.
Six Kinds of Filings, Pulled From Court, Not Inferred
Each one is a real court filing, not a database flag.
Pre-Foreclosure
The speed gap. The complaint hits the court docket the day the lender files, and the day it lands in your dashboard. Lists built downstream of the court action arrive weeks or months later.
Probate
The flag-vs-filing gap. Most platforms sell a deceased-owner flag inferred from title records. You get the actual probate petition: case number, filing date, executor name, hearing schedule.
Divorce
The volume gap. Most divorces never reach the recorder office. Aggregators capture a fraction of what's actually filed. We pull from the court system itself. Every petition, every county.
Tax Sale
The pre-publication gap. Properties scheduled for tax sale, surfaced before the auction list is published. You're talking to owners during the window when negotiation is still possible, not after every investor has the same list.
Estate
A lead type aggregators don't sell. Trust settlements, executor sales, and non-probate estate matters. No recorder event triggers them, so they're invisible to title-scraped lists. They're in the court filings.
Real Estate Disputes
A category nobody else covers. Partition actions, quiet title, and property-related litigation. Owners with these cases want out. The category doesn't exist in aggregator databases. It lives only in civil court filings.

Common Questions
What investors ask before they subscribe.
How fast do leads show up after a case is filed?
The same day or the next morning. Cases are pulled from the court docket overnight, validated against the tax assessor for ownership, enriched with phone and property data, and shipped to your dashboard. Most leads are visible within 24 hours of the courthouse filing.
How is this different from the lead services I've already tried?
Most platforms scrape title and recorder records, which are downstream of the court. By the time something shows up on a recorder list, the case has typically been on the docket for weeks or months. We pull from the court itself and sell each county to one subscriber, so you're working the actual filing, not a list shared with everyone else paying.
What if my county isn't covered yet?
Use the "Don't see your county?" form on this page or the request box in the Counties section. If we already have the right court system mapped for your state, new counties usually go live within weeks. If we don't, you'll be the first to know when we add it.
Are these leads safe to call under TCPA / DNC rules?
Every phone number is checked against the federal Do Not Call registry. Numbers on the list are flagged DNC so you can apply your own compliance rules. TCPA enforcement is the caller's responsibility, and we make sure you have the information you need to dial responsibly.
What happens at the end of my 7-day trial?
You'll get an email at signup explaining what happens next. If you don't subscribe, your access pauses and your trial county returns to availability. If you do subscribe, you keep the county and your monthly price is locked for 12 months from signup.
Can I cancel any time?
Yes. Subscriptions are monthly. You can cancel a county or pick up a different one any time. We don't raise your price during the 12-month price lock, and we don't auto-charge cancellation fees.
What if a county already has a subscriber?
Each county has one subscriber at a time. If yours is already taken, click it on the Counties page and leave your email. If it opens up (subscriptions ending or counties being added), you'll be notified before anyone else.
Do you integrate with my CRM?
Yes. Leads flow directly into Follow Up Boss, HubSpot, kvCORE, Salesforce, Chime/Lofty, Sierra Interactive, BoomTown, CINC, Real Geeks, Wise Agent, and Zapier (which adds 5,000+ apps). Setup takes about two minutes. No coding.
