Indiana · 150 to 360 days

Judicial foreclosure state. The lender files a foreclosure complaint in the county Circuit or Superior Court. A federally required 120-day pre-filing delinquency period applies for primary residences. State law also requires a pre-filing notice and a 3-month minimum waiting period after the complaint before the court can order sale (Indiana Code 32-29-7-3). Sheriff sale advertisement runs 3 weeks before sale, with first ad at least 30 days before sale. Owner-occupied properties have a 3-month post-sale redemption right.

North Carolina · 90 to 120 days
