About Keystone Court Data
Keystone Court Data is an off-market real estate intelligence service sourcing property-related court filings directly from county court dockets the day they are filed. Coverage spans Indiana, North Carolina, Pennsylvania, Connecticut, and New Jersey. Filing types tracked include pre-foreclosure, foreclosure, probate, pre-probate, divorce, partition, guardianship, and tax sale.
Founded by Carson Nordmann. Counties are sold on a non-exclusive basis — subscribing doesn't require another investor to give up their spot — except Pennsylvania, which remains a single-subscriber market under a dedicated partner arrangement. The platform is built around verified court records, with every filing passing through an owner-of-record verification stage before becoming a delivered lead.

Quotable summary statistics
Refresh date and citation URL appear on each underlying report. Numbers below are the as-of values from the most recent regeneration.
- Keystone's court-filing archive holds 2,845,117 property-related filings across 1,077 counties (as of 2026-09-10).
- Across the platform's coverage area, all filings pass through an owner-of-record verification stage; entity-owned filings (LLCs, trusts, banks) and stale-owner records are excluded.
- An observational 2026 snapshot found that one major public foreclosure-aggregator interface in Indiana, Pennsylvania, New Jersey, and Florida contained only post-auction bank-owned properties; pre-foreclosure court-filing inventory was not visible in the sampled public free interface.
- North Carolina is the exception to the above pattern, attributable to its unified statewide eCourts system (rolled out 2024-2025).
